What makes a basement renovation different.

Moisture control

Below-grade moisture is the most common reason a basement renovation fails early. We assess exterior grading, weeping tile condition, and existing dampness before any framing goes in — not after.

Egress & ceiling height

BC Building Code sets minimum ceiling height and requires a compliant egress window for any basement room used as a bedroom. Older Vancouver and Burnaby homes often need a window enlarged or a window well added to meet it.

Legal secondary suites

If the goal is a legal secondary suite, the City of Vancouver requires a separate permit covering fire separation, a second means of egress, parking (in some zones), and a dedicated electrical panel or sub-panel. This is a materially different scope than a recreation-room finish, and we quote it separately.

Sound & separation

Whether it's a media room under a busy living area or a suite above a rental unit, sound attenuation between floors is worth planning for at framing stage — it's far cheaper to add now than to retrofit later.
