Do you need extra parking for an ADU in Arizona?
No: Arizona cities and towns of more than 75,000 people, and counties, cannot require a lot to have additional parking for an ADU, or charge a fee instead of parking.
The rule is the same in both statutes, word for word.12
Streets and utilities
A city or county also cannot require improvements to public streets as a condition of allowing an ADU. The one exception is repairing a street that the ADU's construction disturbed.12
Utilities are a separate constraint. An ADU cannot be built on top of a current or planned public utility easement unless every utility using it, or that may use it, consents in writing.12
