General Contracting

Full site supervision for multi-family and mixed-use construction — currently a 50-unit, 6-storey residential build in the Lower Mainland. We procure and manage subcontractors directly, with the principal present on site daily, not reporting from an office.

03 / Custom & Spec Homes

Custom & Spec Homes

Single-family custom builds and spec homes across Surrey and Calgary, plus legal suite conversions throughout Metro Vancouver. Tiny homes are sold separately under the KYRAX HOMES brand at kyraxhomes.com.

04 / Renovation & TI

Renovation & TI

Commercial tenant improvements, strata and condo renovations, and full home renovations — bathroom, kitchen, and basement — across Surrey, Langley, and Metro Vancouver, plus heritage retrofit. We handle complex phasing and occupied buildings — keeping tenants operating and residents in place while the work proceeds around them.

Contrast therapy — being explored.

Fire & Ice Wellness is a line Kyrax is exploring: sauna, cold plunge and hot tub spaces for the full contrast therapy cycle. We are not taking on standalone wellness installations yet.

Site & feasibility

We read the land before anything is designed — access, orientation, zoning potential, and market context. For land development projects, we underwrite the pro forma before committing.

Design & permits

Working drawings, municipal submissions, and engineering coordination. We manage the permit process directly — no consultant handoffs on the critical path.

Procurement

Trade selection, scheduling, and material procurement locked before ground is broken. A fixed cost plan, not an estimate that drifts.

Build

Daily on-site supervision. The principal is on site, not in an office. Quality, schedule, and budget managed in real time from foundation to final coat.

Handover

Deficiency clearance, occupancy permit, and complete document handover. We stay available for twelve months post-completion.

Answers before you ask.

Yes. Kyrax Developments Ltd. holds BC Housing Residential Builder Licence #57802, in good standing, classified as both General Contractor and Developer. The general contractor classification is the one BC Housing requires to construct homes under Part 9 of the BC Building Code, so it is the one to check before hiring any builder. Verify it yourself on the BC Housing Licence Registry, and here is what the two licence types mean.

Metro Vancouver, the Fraser Valley, Vancouver Island, and Alberta. Our home market is Surrey and Port Coquitlam, with an active spec home program in Calgary and project monitoring across the BC Interior.

Yes. We run an active spec home program in SE Calgary. Alberta projects are managed under the appropriate provincial requirements, with the same site supervision standard we apply in BC.

No hard minimum. We take on everything from single-family custom homes and bathroom or basement renovations through to multi-storey, multi-family residential buildings.

On our projects, typically 12 to 18 months from permit to handover, depending on scope, site conditions, and the municipality's permitting timeline. We give a realistic schedule up front and manage to it.
