Alteration approval

Most Vancouver strata corporations require written approval before any renovation beyond a cosmetic paint or carpet swap — including flooring changes, kitchen work, and any alteration to plumbing or electrical that could affect neighbouring units. Approval timelines depend on council meeting schedules, so we submit early.

Noise bylaws

Strata bylaws typically restrict construction noise to specific weekday hours and prohibit weekend work in many buildings. We build the schedule around these restrictions rather than around them being a surprise mid-project.

Flooring & sound transmission

Hard-surface flooring in a condo above another unit almost always requires an underlay meeting a minimum sound-transmission rating under the building's bylaws — one of the most commonly overlooked requirements in condo renovations.

Insurance & damage deposits

Buildings frequently require a certificate of insurance from the contractor and, in some cases, a refundable damage deposit from the owner before work begins. We coordinate both as part of the alteration package.

Elevator & common property

Material and debris movement usually needs to go through a specific elevator or loading dock, often booked in advance, with padding required to protect finishes. Plumbing work involving a shared stack may also require coordination with the strata's own plumber.
